I'm looking into having a small range of stables built. It's easy to find out how much the timber buildings themselves cost from the manufacturers, but I have no idea how much the base will be.

Has anyone done this kind of project who can give me an idea of costs, and if anyone knows a good contractor who would work in Cheshire that would be fantastic.

hi , not all the info you need but hope it helps , most builders should be able to lay the base, even your small local ones, & the stable suppliers should be happy to advise as to actual requirements, cost will obviously depend on the size of your 'small range' & the land where you want them to go , ie accessability , gradient etc

The land is pretty flat and accessible, so hope that helps with the cost.

I think we will be putting up 3 stables and a tack room, but it all depends on the cost of doing the groundworks and laying a drive to them. We also need to have parking space for our trailer so that will add to the area that needs concreting.

I had some new stables built last year.

I just had a base put down for the stables themselves, I didn't have any extra for a yard or drive or for my trailer. I had a pad of 24' x 12' & I think it cost in the region of £350 (can't remember exact figure). My dad did all of the digging out & layed the hardcore, he just had someone in to physically lay the concrete.

I also got someone in to build my stables as I wanted something very specific - they cost me approx £2500 rather than the £5000 that the stable companies wanted to charge me lol

weve just had a lot of stables put up, they will be finnished by next week!
as ours are brick stables out base included a big set of foundations to support the weight (and the extra weight that will be the slate roof that goes on in 2 years time! takes so long because it has to be welsh slate and we cant afford it at the moment)
any local builder will put the base in for you, but the price will vary dependant on the size of the stables and the cost of the materials in your area!
we put up 4 large stables and the total cost came to about £15000, i cant tell you how much that base alone cost though!

mum has just told me the base cost about £4000 includeing knocking down the old set of stables.
our stables are also built so that they could be very easily converted into a house and everything is built to the new houseing regulations standard! if it wasnt built to those standards then it would have cost less! the foundations on it are huge as already stated!

Don't forget that you need planning permission!

that is probably the most expensive part! took us ages to get ours through! and if you dont get it they can order you to take the building down!

My friend has just had a contractor lay a base for three stables and tack room (all 12x12). The cost including the digging out, removal of soil, hardcore and concrete was £3,500.00.

I've made inital enquiries re planning permission and the council say that they would encourage this sort of use of the land provided I include room to park a horsebox and show I will dispose of the muck in an acceptable way.

Kanuma - Out of interest why was it an expensive process and how long did it take you?

because in North wales the planning regulations are realy realy strict! it took the architect 6 trys to get it through planning and then only if we moved it back from the road by 1 meter (and used several contacts to push it through). they specified loads of stuff, even down to the colour we are alllowed to paint the doors, the roof we have to use and we have got to have a window in the corner stable for some reason! took us 18months to get it through
