I think woo hoo we have found house/ property that will work overall for us>:D:D:D

Its not far from our property over there we are making trails on.;)
If I could get permission to cross thru the woods of a religious summer camp across the street
their woods abuts our property and I could have a straight shot to the trails we are making.

The house we are looking at is a clean slate of open field and just trees on on the 2 sides .
The one side the property line does go a bit further into the trees than we though so shade can be created there the other side is just the narrow tree line along the other side.

I would want to create a trackway from one side to the other across the back to let them get to shade
from either tree line and put my riding ring my round pen and and anoher sort of ring in the space left
on the inside for my obstacles so i can still play at liberty.

I need thoughts on how wide it would be and the ins and outs if you have made one or know someone with one what do you love that it has and what would you totally do differently and waht do you totally hate!

I keep telling my self if its meant to be it will be!!
We have been looking for SSOOOOOOOOOOOOOO long!!!

(and woo hoo my barn would be way closer to the house than I have here)
(and have my dream riding ring) (and the horses and goats coming right up to the deck at the
back of the house):D:D:D:D:D:D:D

any input very much appreciated;):)

I really hope you get your dream house, it sounds fantastic.

We have a track system in the summer to keep grazing down for our 3 good doers. It's very straightforward: my field is rectangular, about 3.5 acres, and the track goes around the outside of the field with playing-card corners to the middle section. This year we have it about 20ft wide and it is supporting the 4 horses fine, though if it gets dry and the rate of growth slows we will need to widen it a bit.

The best bit about it is that it keeps the horses slim and fit. They move much more (we have the track blocked just below the water trough, so a horse on the wrong side of the block who gets thirsty has to walk all the way around). There is plenty of room for them to pass, play and socialise.

The worst bit is that we have no trees or natural shelter on the track. My field has a wood at the bottom, but the bottom edge has to be fenced off to make a walkway for my neighbour (a pain but it has to be). There's a horse shelter but that is all.

My ideal track would be around a bigger area so that it could be a bit thinner. It would have hedgerows and natural tree belts along the sides. Ideally it would incorporate a ford and some stony ground (we are on sand). But what we have is pretty good really!

20 ft sounds good ---i do like that water idea.

This place having no trees for shade except the sidelines
And its something i want to think about for the property too.

Ultimately the track could be enlarged to span the whole perimeter of the place

It has a double cut in the stone wall and a 1/2 circle drive( it works now to get in and out with a trailer easily)
I would not want the whole of it for a daily thing since we would have to have
gates to close off both sections of driveway to get in and out and when the driveway was open to drive on
it would be a u shape with wings up to where it dead ends on either side at the drive when the gates would be shut to
be use the driveway mode.

Im torn between 2 barns I want (no matter where we would end up)
I dont want a high profile i dont want an upstairs hay loft - i want the majority of hay to be a separate shed
and i certainly dont want an upstairs tack room EVER AGAIN.

They are pre fab ( my husband has the skill but Not the TIME to build me a barn)
One is a low profile center aisle ( i have always wanted an aisle)
I dont have that now so the weather has to be decent for the farrier and vet visits
unless your going to try to be in a stall

The other one I like is more of a shed row with an overhang but its an L shape with with an open grooming area
in the L part and the Separate tack room on the end of the L
so it doesnt give you a big aisle but you have that open area for being out of the weather for things.
