Why is it that, if you find a super livery yard with great, well maintained paddocks/stables and facilities there isn't much in the way of hacking? Or if you find a yard with great hacking the facilities are pants!
I don't want much, just a full size school, don't mind outdoor as long as floodlit, well cared for facilities but decent hacking. Can I find anything?????

Nightmare isn't it?! We moved yards once for good hacking but then realised it wasn't what we thought. One yard we were on had plans for opening up a farm hack around their land but it never happened...

I think it all depends what you want. I am lucky I think in that I have about ten miles of hacking albeit country lanes and a b road. I am in sight of the beach so that's your off road area.
We have a school, not lit, OK facilities, grazing, stables, fencing.
You must like tourists to be here.

I feel your pain. I am looking for a yard and I want a school, nice stables and good turnout with good fences... trouble is there are very few yards local to me. I have 4 or 5 race yards, 1 full livery yard and one that is local and fits the bill including still allowing me to hack on the farm I live on... but it is now full.. only a few days before I called...:poop:

I drive a half hour to the yard where i have Skye just for the hacking and the facilities are terrible (as in arena is no shape and is like a rock when you fall). But it has 1200 acres of off road hacking, including woods and a mountain hack nearby.absolute heaven but the journey was getting to me as its DIY only and husband was going crazy over fuel i was wasting so i was never so delighted to find a new livery yard 5 ins away with floodlit arena and it was a lovely arena too with an instructor onsite. Its actually where i bought Skye from but the hacking was non existant and i got bored and so did Skye.Chester hated it and started to turn into a different pony. And then instructor quit  so i went back to old yard.
Its so hard to find a yard with it all.I totally can relate.
